我住Melbourne​:smiley:我自己住東區,最好公立中小學校都係東區,Balwyn, boxhill, glen waverley, doncaster east, Vermont都好好架!

請問係咪小學唔緊要,最緊要中學校網?:smiley:

呢幾區中小學都好高分架! 有好中學即係小學都唔會差,因為都係同一堆學生!

東區就係好住又有校區,所以先會貴!東區多野食,買亞洲嘢方便,去CBD有M3, 西區好多人住point cook,但個邊個交通真係:face_with_symbols_over_mouth:我之前去睇樓,每次經M1返CBD一定塞車!同埋M1成日撞車,繁忙時間真係唔知要早幾多出門口先至唔塞:fearful:
再加上今次COVID,次次都係西邊大爆,point cook間coles次次都係exposure site​:mask:
唔好俾西區啲豪宅呃到,我寧願住細啲都唔會住西邊:shushing_face:

東區呢一年升到好誇張,我上年3月買,而家係估價升咗成廿幾萬:scream:而家好多人搶住買,我對面嗰間放咗一個星期都冇,open咗一次就即刻sold,超誇張:flushed:

Check school zone, 好多學校一定要係zone內先收,所以買/租前自己check清楚,唔好信agent!
比如想入east doncaster secondary 嘅話, 其實donvale有啲位置都可以入到,donvale樓價平過doncaster east,所以記得check清楚個map!
同埋唔好買邊界,有時個school zone會縮細,因為呢幾年好多屋由一間house變咗幾間town house, 多咗好多人,所以千祈唔好買咁邊!

呢個係公立中學排名,頭4間係selective school(year9-12),要year8經考試先可以入去!

我諗緊買屋先過去定去度先買屋,但依家好難入境,我都未清楚買樓程序。

買樓程序

基本係搵broker準備home loan finance → 搵定律師/conveyancer → 搵樓 → 買

我自己會去到先租後買, 因為要親身感受下邊度適合自己和多了解市場資訊. 隔山買牛…點解發展商唔賣比本地人而賣比外國人?

其實可以搵定conveyancer先,呢邊home loan 通常係攞咗pre approval(3日左右)就可以開始去睇樓,睇啱咗記得問agent攞section 32俾律師睇。

買二手樓最好做完building+pest inspection先好俾offer,呢度啲屋好多係用木起,如果有白蟻就好麻煩!再加上有好多二手樓起咗好耐,最好check吓結構有冇問題先!

真係要自己睇清楚先買,以前樓市差嗰陣,個offer可以加subject to finance同suject to building &pest inspection, 萬一其中一樣有事就可以退大訂,但而家個個agent都話一定要unconditional offer, 如果唔係業主係唔會賣俾你就算你出價比其他人高,因為其他人全部都unconditional offer!

最好自己去council website check埋Significant Landscape Overlay+ Heritage Overlay, 呢邊好保護啲樹,例如Whitehorse council咁SLO1-8係棵樹高過一米,trunk circumference>50cm,呢啲全部都係protected tree, 斬樹要council permit先可以,一般棵樹唔係就死都唔會批!
Heritage Overlay嘅地就真係唔好買,超多限制!

總之都係自己到咗先買,千祈唔好隔山買牛!

除咗東區,仲有邊度抵住?東區太貴,想買平啲嘅區,不過堅唔想住西區。北區好唔好?最緊要治安好,其次先係校區。

西區真係:cold_face:西區間中都有非洲幫新聞!
Dandenong又係治安唔好!北區好少人講,所以唔太清楚!東區house貴,但unit同townhouse都仲有啲可以60-70萬,但要留意呢啲可能會有body corporate fees,睇樓個陣記得問agent!
Appartment買係唔好諗,Sydney幾幢appartments 都出事!

想請問東區多唔多入屋爆竊?同埋出名果幾間中小學係咪超多華人學生,我諗緊如果入呢幾間學校會唔會學英文方便會差啲
